Architectural Design FAQ

Do I have to use Arkadian Homes for construction too?
No. Our architectural design service stands on its own. A lot of our design-only clients go on to build with us, but plenty take our drawings to another builder. The drawings are permit-ready and buildable either way. What we don’t do is design in a vacuum — even for design-only engagements, we still test buildability against real construction realities, because that’s what makes drawings worth quoting on.
How long does the design phase take?
For a ground-up custom home, three to six months from signed design agreement through permit-ready set. That includes concept, design development, engineering coordination, and the documentation package. Faster is possible for simpler projects; slower if the lot has constraints, the brief evolves, or the engineering is complex. The discovery call is where we set a realistic timeline based on your specific project.
What if I want changes after the design is approved?
Mid-design changes are normal and expected — that’s why we work in phases with approval milestones. Once a phase is approved and we’ve moved on, going back triggers a change request, priced and scheduled transparently before anything gets redrawn. Mid-permit changes are more expensive because the City has already reviewed; we’ll always tell you the cost before you commit.
Can you work from an existing concept I already have?
Yes. If you’ve already done concept work with another architect, sketched something yourself, or have a Pinterest board’s worth of references, we can pick up from there. The discovery phase becomes shorter; we focus on testing buildability and refining detail. If your existing concept has fundamental issues, we’ll be straight about that and walk you through what would need to change.
How is design priced?
Either fixed-fee per phase or as a percentage of construction value, depending on the project. Fixed-fee works well for projects with a clear brief; percentage-based makes sense for evolving projects where scope is still being defined. We discuss both options at the discovery call and recommend the structure that fits your situation.
What’s included in the design package?
Concept drawings, design development drawings, permit-ready architectural drawings, interior selections package, coordinated engineering drawings (structural, mechanical, electrical), and the permit application materials for the City of Calgary. Construction-stage design support during the build is included as part of full-service engagements.
What about engineering — do you handle that?
Yes. Structural, mechanical, and electrical engineering coordination happens during design, with engineering consultants we work with regularly. Their drawings are integrated with ours into a single coordinated permit set. You don’t have to manage parallel engineering relationships unless you choose to.
How do you handle code compliance and City of Calgary requirements?
Code compliance is built into the design process, not bolted on at the end. We design to the Alberta Building Code and Calgary’s bylaws from the first sketch, and we manage development permit, building permit, and any community-specific approvals end-to-end. If a project needs a discretionary use or a variance, we walk you through the process and timeline before any work starts.
