What size commercial projects do you take?
We take projects ranging from tenant improvements (1,000 to 3,000 sqft) through mid-size commercial builds and mixed-use developments. We’ve completed retail buildouts, professional office spaces, restaurants, and mixed-use projects across Calgary. Whether your project is a focused tenant improvement or a ground-up commercial build, we bring the same senior-led project management, white-glove client service, and disciplined trade coordination to every engagement.
Do you do new construction or just tenant improvements?
Both. Tenant improvements in leased commercial spaces are a meaningful portion of our work — restaurants, retail, office. We also build new ground-up commercial and mixed-use developments. The project structure is similar in both cases, but TI work has tighter coordination with landlords and existing building systems, which we manage as part of the engagement.
How is commercial pricing different from residential?
Commercial projects are typically priced as a fixed-fee construction contract once the design is locked in, with a transparent breakdown of trades, materials, and Arkadian Homes’ project management fee. During the design and pre-construction phase, we work on a time-and-materials or fixed-fee design basis depending on the project. The discovery call is where we walk through the structure that fits your specific build.
How long does a typical commercial build take?
Tenant improvements in the 2,000 to 5,000 sqft range typically run three to six months from permit to opening. Larger TI projects or new commercial construction runs six to twelve months. Mixed-use developments are longer and vary significantly with scale. The schedule we hand you in the contract is the one we run to — we’d rather quote longer than disappoint.
Can you work with my existing architect or landlord?
Yes. We integrate with outside architects, interior designers, brokers, and landlord representatives regularly. Most commercial projects involve coordination with multiple stakeholders, and we own that coordination as part of project management. The earlier we’re brought into the conversation, the smoother the integration.
Do you handle health code and accessibility compliance?
Yes. Both are designed in from day one, not bolted on at permit time. For restaurants and food-service projects, that includes health inspections, ventilation requirements, and food-safety code. For all commercial work, accessibility (barrier-free design) compliance is integrated into the design and verified during construction. We manage all inspections as part of the project.
What’s the warranty on commercial work?
Standard one-year warranty on construction defects, with longer warranties on major systems (HVAC, roofing, structural) per manufacturer and Alberta Building Code requirements. After warranty, we maintain the same responsiveness our residential clients get — if something needs adjustment, you call us, we answer. The relationship doesn’t end at handover.
Can you handle restaurant kitchens and ventilation?
Yes. Restaurant builds are one of the more demanding commercial project types — kitchen ventilation, grease management, fire suppression, food-safety code, and health-permit timing all need to align. We coordinate the specialist trades (kitchen equipment, mechanical, fire protection) and manage the health-permit process. We’ve done multiple restaurant TI and ground-up projects.
