Can I customize anything before I move in?
Sometimes. It depends how far along the home is. A home that’s still in framing has flexibility on most finishes, fixtures, and some layouts. A home that’s near completion may only allow minor swaps — paint, light fixtures, hardware. A finished home is finished. We’ll be transparent about exactly what’s still flexible on any specific home before you commit.
How quickly can I take possession?
For a completed home, possession typically happens 30 to 45 days after a signed offer — long enough for financing, legal, and inspection. For an in-progress home, possession aligns with the home’s completion date, which we’ll give you in writing. The lead time is one of the biggest reasons people choose Quick Possession over custom — you can be moving in within two months instead of two years.
What if I can’t decide which available home is right?
Talk to us about upcoming completions. We may have a home finishing in 90 or 180 days that’s a better fit than anything currently listed. Earlier visibility on upcoming inventory often lets clients secure a home that’s not yet on the market. If nothing in the current or upcoming pipeline fits, a custom build is the next conversation.
How are Quick Possession Homes priced?
Pricing reflects the build quality. Because the home is built to the same specification as our custom homes, the price reflects the materials, finishes, and craftsmanship inside it. We’re transparent about pricing — every Quick Possession listing includes what’s included in the price and what’s not.
Is there a warranty?
Yes. The full one-year Arkadian Homes warranty applies, identical to our custom builds. That includes the structured 3, 6, and 12-month follow-ups, the relationship beyond warranty, and the same single-point-of-contact responsiveness when something needs adjusting after move-in.
Can I see homes that are still under construction?
Yes. We schedule walkthroughs of in-progress homes regularly — it’s actually a good way to see the construction quality you wouldn’t see in a finished home (insulation, framing, wiring, plumbing rough-in). We’ll arrange a hard-hat tour at a stage that’s safe and useful.
What if no current home matches what I want?
Then we have two conversations. The first: are you flexible on community, timing, or square footage? Sometimes a small adjustment opens up an option. The second: would a custom build be a better fit?
