Construction runs ten to fourteen months on-site, managed by a single project lead from groundbreaking to handover. Weekly progress updates with photos. How much does a custom home in Calgary actually cost?
Custom homes in Calgary’s inner-city communities typically start around $1.5M for a smaller ground-up infill, and scale up significantly based on size, finish level, lot conditions, and the complexity of the design. The honest answer is that cost is shaped by decisions you make during design — square footage, structural choices, materials, finishes, and how custom the customization actually is. We’re transparent about that process from day one rather than quoting a low number to win the project and finding extras later. The discovery and design phases exist exactly to set a realistic budget envelope before construction starts.
How long does the entire process take from first call to move-in?
Eighteen to twenty-four months is the realistic range for a ground-up custom build. That breaks down roughly as: one to two months from first conversation through the signed project charter; three to six months for design, engineering, and City of Calgary permitting; ten to fourteen months of construction on-site; then handover and the first-year follow-up cycle. Multi-family or commercial projects vary. We give realistic timelines, not optimistic ones — we would rather quote twenty-two months and deliver in twenty-two than quote sixteen and explain why we are at twenty-four.
Can I bring my own architect, interior designer, or trades?
Yes, with one condition: integration. Custom-home builds run smoothly when the architect, the interior designer, and the builder are aligned on schedule, budget, and structural decisions from day one. If you already have an architect or designer you trust, we’ll work with them as part of the team. What doesn’t work is a builder being handed a finished plan with no input on buildability — that’s how change orders and budget surprises pile up mid-build. We’re happy to integrate; we just need the integration to happen at the right phase.
Do you build on lots outside the listed communities?
Often, yes. The communities listed elsewhere on this page are our active service area — where we have the deepest relationships with trades, suppliers, and the City. But we’ve taken on builds in adjacent neighborhoods (Springbank, Bearspaw, Cochrane, Bragg Creek) for the right client and the right brief. The discovery call is where we evaluate whether a project outside our core area is feasible — and we’ll be straight with you about it either way.
What’s included in the project cost and what’s extra?
The cost we quote in your project charter is comprehensive: architectural design, interior selections, engineering, permitting, construction management, all trades, materials, finishes specified in your selections, and the one-year warranty. What’s typically not included: lot purchase, demolition of an existing structure (priced separately if needed), landscaping beyond the basics, furnishings, and anything decided after the project charter is signed and the budget envelope is locked. Change orders mid-build are always disclosed in cost and schedule impact before they’re approved.
How do you handle change orders mid-build?
Transparently and in writing. If you want to change something after the project charter is signed — a finish material, a layout adjustment, a structural element — we present you with the cost impact, the schedule impact, and the alternatives before anything gets ordered or built. You decide with full context. Mid-build changes are usually small-impact if they’re finish-level and significant if they’re structural. The discovery and design phases exist exactly so most of these decisions get made when changing your mind is cheap, not when it costs ten thousand dollars and three weeks.
What’s your typical project size range?
Most of our custom home builds run three thousand to six thousand square feet on the home itself, plus garages, decks, and outdoor living. We’ve done smaller infills around two thousand square feet and larger projects beyond eight thousand. Do you work with first-time custom-home clients?
Often. A lot of our clients have never built a custom home before — they’ve bought existing, or built a spec home, or done a major renovation, but never started a project from a bare lot. That’s part of why we over-invest in the discovery and design phases. We walk you through what to expect at every milestone, plain-English, no jargon, no “trust us” hand-waving.
